Pet & Animal Screening
Penny Realty uses a third-party pet and animal screening service to help maintain accurate records and ensure residents understand the applicable pet and animal policies for their rental property.
All applicants are required to complete the screening process, whether they have a pet, do not have a pet, or are requesting a reasonable accommodation for an assistance animal. Individual property owners may establish pet policies for their properties, so please review the specific rental listing for applicable pet restrictions.
Pet Profile
Applicants with pets complete a Pet Profile through our third-party screening provider. The profile helps document important information including pet identification, photos, vaccination records, and other relevant information.
Applicants must complete the required screening before final application approval. There is no charge for applicants without pets or for qualifying assistance-animal accommodation requests.
Applicants are required to complete a pet screening for each of their pets or service/companion animals prior to final application approval. Pet screenings are $20 for the first pet and $15 for additional pets paid directly to the third-party service. Verified service/support animal registration is free.
- All pets must be properly licensed, have shots required by statute, and be spayed or neutered. Please be prepared to show documentation.
- Pet restrictions may vary by property based on owner requirements, insurance requirements, HOA rules, and other applicable restrictions. Please review the individual property listing for details.
- Some properties have restrictions on the number of pets and/or the size of the pet. Please check with the property listing for specific details.
- Be prepared to provide a picture of your pet and vaccination records.
- A monthly pet fee will be charged for each pet. The amount of the fee will vary depending on the screening score of the pet. See chart below for additional information.
Monthly pet fees are based on the pet's screening score. The applicable monthly pet fee and initial processing fee are shown below.
