Our office is open for regular business from 9:00am to 5:00pm Monday through Friday and seasonally by appointment on Saturdays from 9:00am to 5:00pm (mid-June to mid-August).

Yes. Our application fee is $55.00.

Applications are evaluated based on our established screening criteria, including credit history, rental history, employment, and income verification. We generally require applicants to have gross monthly income of at least 2.5 times the monthly rent, with income verified through appropriate documentation such as current pay stubs, W-2 statements, and/or tax returns.

Once you are approved you must pay your security deposit within 24 hours of your application's acceptance. We will send you a link to activate your portal, making it easy to pay your security deposit online. You will also need to sign our Holding Deposit Agreement.

You will sign your lease on or before your move-in day either by scheduled in office visit or electronically via DocuSign.

Your first month’s rent must be paid with cashier’s check or money order on or prior to move-in day. Subsequent rent payments will be made on the first of each month and may be paid online, by mail or dropped off at our office.

If you plan to move out, please review the notice requirements in your lease and provide the required written notice to Penny Realty. Contact your property manager if you have questions about your move-out date or notice requirements.

If you wish to terminate your tenancy before the end of your lease, you are responsible for rent until the end of the lease or until a replacement resident can be found. If you need to terminate early, you will want to contact your property manager as soon as possible to discuss how to move forward.

If one of your roommates wishes to leave, you will contact your property manager to discuss options to remove that resident from the lease.

Pets are permitted only when authorized for the property and approved in accordance with Penny Realty's policies. If you would like to add a pet during your tenancy, contact your property manager before bringing the pet onto the property so the required approval and screening process can be completed

Depending on the property, installation of a dish may be possible. Written permission from Penny Realty is required in advance of any installation. If you are interested in having satellite television, please ask us as soon as possible.

This is not allowed under the terms of the lease. Modifications to the property can only be made with Penny Realty’s written permission.

Submit non-emergency maintenance requests through your Resident Portal. If you have an emergency maintenance issue outside normal business hours, call our office at 858-943-0277 and follow the instructions for emergency maintenance assistance.

A maintenance emergency involves an immediate threat to a person's safety, the habitability of the property, or the potential for significant property damage. Examples may include flooding, loss of essential utilities, sewer backups, or other conditions requiring immediate attention. If there is a fire, medical emergency, or immediate threat to personal safety, call 911 first.

Yes. Penny Realty requires residents to maintain renter's insurance throughout their tenancy, and proof of coverage is required before move-in. Renter's insurance can help protect your personal belongings and provide liability coverage that may not be included under the property owner's insurance policy. Residents may obtain their own qualifying policy or, if applicable, use the coverage option available through Penny Realty.

In accordance with California law, residents may request an initial inspection before move-out. After possession of the property is returned to Penny Realty, we conduct a final inspection and document the property's condition. Any lawful deductions are processed in accordance with the lease and California law, and the remaining security deposit is returned to the resident.

California law generally requires the security deposit disposition and any remaining funds to be sent within 21 days after the resident returns possession of the property. We work to complete this process as quickly as possibl.
